What's Happening?
Eagle Real Estate Partners and The Vistria Group have acquired the Crystal View Apartments in Garden Grove for $132.5 million. The 402-unit workforce housing community will see an expansion of affordable housing options under the new ownership. The buyers
plan to maintain affordable rents for 20% of the units, restricted to households earning up to 50% of the area median income, and establish long-term affordability for an additional 30% of units at 80% of the median income. The property, originally built in 1968 and renovated in 2012, features amenities such as a resort-style pool and fitness center. The new owners also plan capital improvements to enhance the property and resident experience.
Why It's Important?
The acquisition and planned expansion of affordable housing at Crystal View Apartments highlight ongoing efforts to address housing affordability in high-demand areas like Garden Grove. By maintaining and expanding affordable housing options, the new owners aim to support low to moderate-income families, contributing to community stability and economic diversity. This move is significant in the context of rising housing costs and limited affordable housing availability in many urban areas. The investment reflects a growing trend among real estate developers to incorporate social responsibility into their business models, potentially influencing future real estate developments and policies.
