What's Happening?
A penthouse unit at One Fulton Bond, a new condominium development in Chicago's Fulton Market, has gone under contract for $8.5 million. This off-market sale, if it closes as anticipated in 2029, will establish a new record for the most expensive condo sale in the neighborhood,
surpassing the previous record of $7.6 million held by a penthouse at Embry. The unit, T1-PH23A, is a two-level penthouse spanning the 23rd and 24th floors, featuring four bedrooms, four and a half baths, a 1,100-square-foot terrace, and three garage spaces. One Fulton Bond is the first of two towers designed by KPF with ParkFowler Plus, with interiors by MAWD (March and White Design). The development is currently under construction, with both towers slated for delivery in 2029. Sulo Development is behind both projects, having acquired the nearly two-acre site in October 2024 for $29.9 million.
Why It's Important?
This record-setting pre-sale signifies a continued upward trend in Chicago's luxury real estate market, particularly within the Fulton Market district. The high valuation of a unit in a building that has not yet topped out indicates strong investor confidence and demand for high-end residential properties in the area. This development could further solidify Fulton Market's reputation as a prime location for luxury living, potentially attracting more high-net-worth individuals and developers to the neighborhood. The sale also highlights the increasing sophistication and scale of residential projects in Chicago, with extensive amenities and architectural designs contributing to their premium pricing. For the broader real estate market, this record could set new benchmarks for property values in comparable urban luxury developments.
What's Next?
The closing of the $8.5 million penthouse sale is anticipated in 2029, coinciding with the delivery of One Fulton Bond. Until then, construction on the two-tower development will continue. The project includes One Fulton Bond, a 23-story building with 60 residences, and Two Fulton Bond, a 34-story building with 77 residences. Both towers will share a podium housing over 40,000 square feet of amenities, including a thermal suite, outdoor pool deck, resident cocktail bars, a golf simulator, and an outdoor movie lawn. The successful pre-sale of this penthouse may encourage further high-value transactions within the development and potentially influence pricing strategies for future luxury residential projects in Chicago. The completion of these towers is expected to further transform the Fulton Market skyline and residential landscape.
Beyond the Headlines
The record-breaking sale in Fulton Market reflects a broader shift in urban living preferences, where luxury amenities and prime locations command significant premiums. The design philosophy, emphasizing units organized around inverted bay windows and oversized loggias, suggests a focus on integrating indoor and outdoor living spaces, a growing trend in high-end residential architecture. The inclusion of extensive amenities, such as a thermal suite and resident cocktail bars, points to a desire for comprehensive lifestyle offerings within residential complexes, blurring the lines between home and hospitality. This trend could lead to more integrated luxury developments that cater to residents' holistic needs, from wellness to entertainment, further enhancing the appeal and value of such properties in competitive urban markets like Chicago.
