What's Happening?
Construction has officially begun on The Ibex at Ridge Hill, a new $140 million mixed-use residential development in Yonkers. This project will introduce 282 new rental apartments to the area, including 28 affordable units. The 17-story building is a joint
venture by Saber-Hightower, Rafferty Real Estate, and Eagle Realty Group, and will be situated adjacent to the Whole Foods Market along Ridge Hill’s Main Street. In addition to the residential units, The Ibex will feature approximately 5,000 square feet of ground-floor retail space and 423 resident parking spaces within Ridge Hill’s existing parking garage. Designed by Beyer Blinder Belle, the development will also offer extensive amenities for residents, totaling around 20,000 square feet, which include a fitness center, coworking space, a courtyard swimming pool and lounge, a dog park, and a 17th-floor sky lounge. The project, located at 22 Lembo Drive (Parcel K at Ridge Hill), received site plan approval from the Yonkers Planning Board earlier this year. The first apartments are anticipated to be available in late 2028.
Why It's Important?
The commencement of construction for The Ibex at Ridge Hill signifies a substantial investment in Yonkers’ housing infrastructure and economic development. With 282 new rental apartments, including affordable units, the project aims to address the growing demand for housing in the region, making living more accessible for a wider range of income levels. The integration of residential units with retail space within the existing Ridge Hill complex creates a vibrant mixed-use environment, enhancing convenience for residents and potentially boosting local commerce. This development is expected to generate jobs during the construction phase and contribute to the local tax base upon completion. The provision of extensive amenities also aims to attract and retain residents, further solidifying Yonkers as an attractive place to live and work. The support from the City of Yonkers, Yonkers City Council, and Yonkers Industrial Development Agency underscores the project's alignment with local urban planning and economic growth strategies.
What's Next?
Over the next few years, construction will proceed on The Ibex at Ridge Hill, with the development team aiming for the first apartments to be available in late 2028. During this period, the project will continue to generate employment opportunities in the construction sector. As the completion date approaches, marketing efforts for the rental units and retail spaces will intensify. The successful integration of this large-scale residential project into the existing Ridge Hill retail and entertainment hub will be closely watched, as it could serve as a model for future mixed-use developments in Yonkers and other urban centers. The city will also monitor the impact of the new affordable housing units on local housing needs and affordability. The project's progress will be a key indicator of ongoing development trends and investment confidence in the Yonkers real estate market.
Beyond the Headlines
The development of The Ibex at Ridge Hill represents a broader trend in urban planning towards creating self-contained, mixed-use communities where residents can live, work, and access amenities without extensive travel. This approach aims to reduce reliance on personal vehicles, promote walkability, and foster a stronger sense of community. The inclusion of affordable housing units within a market-rate development is also a critical aspect, addressing the challenge of housing affordability in metropolitan areas and promoting socio-economic diversity within new communities. Furthermore, the project's design, with its focus on amenities like coworking spaces and a sky lounge, reflects evolving lifestyle preferences, particularly the demand for integrated living and working environments. This development could influence future urban planning policies in Yonkers, encouraging more comprehensive, amenity-rich, and inclusive residential projects.
