What's Happening?
Square Asset Management, a Portuguese firm, has acquired the Omega business park in Madrid from Starwood Capital Group for 104 million euros. The park, located in Alcobendas, features five office buildings with a total leasable area of 42,403 square meters
and is fully occupied by major companies like Carrefour and Samsung. This acquisition is part of Square AM's strategy to strengthen its presence in Spain, marking its fourth purchase in the country this year. The transaction was facilitated by CBRE, with legal and technical advisory provided by Hogan Lovells Cadwalader, Garrigues, and Arcadis. The purchase reflects a recovering office market in Spain, with investments reaching 1.614 billion euros in the first half of 2026, a 37% increase.
Why It's Important?
This acquisition by Square Asset Management signifies a robust recovery in Spain's office real estate market, highlighting investor confidence in the region's economic stability and growth potential. The full occupancy of the Omega business park underscores the demand for premium office spaces in strategic locations. For Square AM, this purchase consolidates its position as a key player in the Iberian real estate market, potentially attracting more international investors to Spain. The involvement of major advisory firms in the transaction also reflects the complexity and significance of such deals in the real estate sector. This development could lead to increased competition among real estate investors and developers, driving further innovation and growth in the market.
