A recent study by the American Land Title Association (ALTA) reveals that seller impersonation fraud has more than doubled since 2024, with 59% of title firms reporting attempts. Criminals are increasingly leveraging artificial intelligence (AI), particularly
AI voice cloning, and spoofed phone numbers to deceive individuals. Tom Cronkright, CEO of Sun Title and co-founder of CertifID, highlighted an incident in West Michigan where a couple buying a condo received a real-time AI phone call from what the husband believed was his mortgage lender, convincing him to wire closing funds prematurely. The ALTA report also found that 58% of firms rated deepfake technology (image or voice) as at least somewhat common, and spoofed contact information ranked even higher at 87%. Vacant land remains the primary target for these fraudsters, with 82% of firms identifying it as a common target. Properties with absentee owners (72%), those owned free and clear (68%), and properties of recently deceased individuals (55%) are also frequently targeted. Fraudsters often troll obituaries and death certificates to identify potential targets for sophisticated impersonation schemes.
