Monument Realty, in partnership with 7K Investments, has acquired a 157,000 square-foot office building located at 1775 Pennsylvania Avenue NW, just two blocks from the White House in Washington, D.C. The partners paid $37.5 million for the property and
secured a $52 million acquisition loan from Harbor Group International. The seller was an affiliate of Tishman Speyer. The new owners have announced plans for a significant 'repositioning' of the building. This extensive renovation will include a reimagining of the exterior facade, a redesign of the lobby, comprehensive upgrades to building systems, and the creation of a new amenity package. The planned amenities will feature conference rooms, gathering spaces, a fitness center, and an outdoor terrace. SmithGroup has been engaged to provide design services for the project. Currently, 77,800 square feet of space, including the top four floors, are available for lease, and Monument Realty will manage and lease the property.
