What's Happening?
Hunneman has successfully facilitated the acquisition of a 46,869-square-foot small-bay industrial property located at 4 Bud Way in Nashua, New Hampshire. The transaction was an off-market deal, with Hunneman representing the Boston-based Sticks Investment
Group in their purchase from JP Irvine LLC. At the time of acquisition, the property was fully leased to 13 tenants. This marks Sticks Investment Group's inaugural investment in Southern New Hampshire, aligning with their specialization in acquiring, owning, and operating small-bay and light industrial assets across New England. Hunneman's involvement encompassed brokerage services, capital markets, and property management, with Tyler Ewing identifying the off-market opportunity, Andrew Kaeyer arranging financing, and Jay Burns leading the property management team for ongoing oversight. The property's strategic location, directly off the highway and adjacent to the airport, along with its full occupancy and multi-tenant configuration, were key factors in attracting investor interest.
Why It's Important?
This acquisition signifies a growing trend in the industrial real estate market, particularly for small-bay industrial properties. The continued investor interest in such assets, as highlighted by Hunneman, underscores the strong demand for functional industrial space and the limited availability of these types of properties in numerous markets. For Sticks Investment Group, this move establishes a new foothold in Southern New Hampshire, expanding their regional presence and portfolio of fully occupied, multi-tenant industrial properties. The involvement of Hunneman across multiple service lines—from identifying the opportunity to securing financing and managing the asset—demonstrates the comprehensive support sought by real estate investment firms. This transaction also reflects the broader economic activity and investor confidence in the industrial sector within New England, indicating a robust market for well-located and fully leased industrial assets.
What's Next?
Following the acquisition, Hunneman's property management team will oversee the asset as Sticks Investment Group implements its investment strategy for 4 Bud Way. This ongoing management will ensure a smooth transition and execution of the new owner's business plan. Sticks Investment Group is expected to continue expanding its footprint in the New England industrial real estate market, with a focus on similar small-bay and light industrial assets. The success of this initial venture in Southern New Hampshire may encourage further investments in the region. The continued demand for small-bay industrial properties suggests that similar off-market opportunities and facilitated acquisitions are likely to occur as investors seek to capitalize on the limited supply and strong tenant demand in this sector.
Beyond the Headlines
The acquisition of 4 Bud Way highlights the strategic importance of location and tenant diversification in industrial real estate investments. The property's proximity to major roadways and essential services, coupled with its multi-tenant structure, mitigates risk and enhances its appeal. This transaction also underscores the value of integrated real estate services, where firms like Hunneman can provide end-to-end support, from deal sourcing to long-term property management. The sustained demand for small-bay industrial spaces reflects evolving business needs, including e-commerce logistics, last-mile delivery, and light manufacturing, which require flexible and accessible industrial facilities. This trend suggests a broader economic shift towards decentralized supply chains and localized distribution networks, making well-positioned industrial properties increasingly critical for various businesses.
