What's Happening?
Bridge Logistics Properties (BLP) has announced the acquisition of a 782,775-square-foot Class A distribution facility located in Frederickson, Washington, within the Seattle-Tacoma metro area. This acquisition marks BLP's largest investment in the Seattle market
to date, further solidifying its presence in the Pacific Northwest. The facility, completed in 2024, is fully leased to Harbor Freight Tools and serves as a regional distribution center supporting over 1,600 stores nationwide. Situated on 53.3 acres, the property is strategically located approximately 17 miles from the Port of Tacoma, offering excellent connectivity to major transportation infrastructure. The facility boasts high-quality specifications, including a 40-foot clear height, cross-dock configuration, and extensive parking and power capabilities.
Why It's Important?
This acquisition underscores BLP's strategic focus on premier logistics markets with strong long-term fundamentals. The Seattle-Tacoma area, particularly Frederickson, is emerging as a significant industrial hub, attracting major corporate users like Boeing and Amazon. The facility's location and specifications position it well to capitalize on increasing demand for large-format Class A assets, especially as the regional supply pipeline contracts. This move not only enhances BLP's portfolio but also strengthens its competitive edge in the logistics real estate sector, potentially driving growth and profitability in the region.
What's Next?
The planned SR 167 extension to the Port of Tacoma, expected to be completed by 2030, will further enhance the facility's connectivity, potentially reducing drive times and increasing its attractiveness to tenants. As demand for logistics space continues to grow, BLP may explore additional acquisitions or developments in the region to capitalize on market opportunities. Stakeholders, including institutional investors and corporate tenants, will likely monitor these developments closely, assessing the impact on regional logistics capabilities and real estate values.
