CRA-Carlo Ratti Associati, in collaboration with developer Jeff Greene, has announced plans for MiMar, a 25-story residential tower in West Palm Beach, Florida. This project aims to redefine affordable coastal living by integrating both affordable and
market-rate residences within a single vertical community. The design, developed under Florida’s Live Local Act, features a distinctive zig-zag facade that angles every apartment towards the Atlantic Ocean, optimizing views, privacy, and climate response. The building will utilize a hybrid structural system combining mass timber and concrete, a choice intended to reduce embodied carbon and streamline the construction process through industrialized methods. MiMar is envisioned as a 'vertical neighborhood,' where residents of varying income levels will share common entrances, elevators, amenities, and communal spaces, fostering a sense of community. Forty percent of the residential units are designated as affordable housing, ensuring integration rather than segregation of lower-income residents.
