What's Happening?
LORE Development Group and Element Development have officially broken ground on The Lincoln, a new 48-residence boutique condominium building located in Coconut Grove, Miami. The project, situated at 2650 Lincoln Ave., will offer one- to four-bedroom
homes, including six penthouses that span up to 3,633 square feet. The groundbreaking ceremony was attended by city officials, the development team, ONE Sotheby’s International Realty leadership, and other members of the broker community. According to the developers, The Lincoln has already achieved significant sales momentum, with more than 40% of its units sold prior to construction. The development is scheduled to open by the third quarter of 2028, with Winmar Construction serving as the general contractor.
Why It's Important?
The groundbreaking of The Lincoln signifies continued growth and investment in Coconut Grove's luxury real estate market. This project caters to a discerning clientele seeking a walkable lifestyle with boutique privacy in one of Miami's oldest and most picturesque neighborhoods. The strong pre-sales, with over 40% of units already sold, indicate robust buyer confidence in the project's vision and the future of Coconut Grove as a desirable residential destination. The development will contribute to the local economy through construction jobs and increased property values. Furthermore, the inclusion of high-end residential amenities such as a sauna, steam room, hot and cold plunges, a fitness center, a golf simulator, a co-working lounge, and a rooftop pool and observation deck, enhances the appeal of the area and sets a benchmark for luxury living in South Florida.
What's Next?
Construction on The Lincoln will proceed with Winmar Construction as the general contractor, aiming for a scheduled opening by the third quarter of 2028. The development team will continue to market and sell the remaining units, leveraging the project's prime location and luxury amenities. As construction progresses, there will be ongoing engagement with local authorities and the community to ensure smooth development. The successful completion and occupancy of The Lincoln will likely further solidify Coconut Grove's reputation as a premier residential hub, potentially attracting more high-end developments and residents to the area. The project's impact on local businesses and the overall real estate market will be closely watched as it moves towards completion.
Beyond the Headlines
The development of The Lincoln reflects a broader trend in urban planning and real estate, where historic neighborhoods are being revitalized with luxury residential projects that emphasize walkability, boutique privacy, and a strong sense of place. This trend often brings both economic benefits and challenges, including potential impacts on affordability and the character of existing communities. The project's focus on amenities like co-working lounges also speaks to evolving lifestyle preferences, particularly in a post-pandemic world where remote work and integrated living spaces are increasingly valued. The success of such developments can influence urban policy decisions regarding zoning, infrastructure, and community development, shaping the future landscape of South Florida's urban centers and potentially setting precedents for similar projects in other desirable U.S. neighborhoods.
