What's Happening?
Brown Commercial Group, led by President and Managing Partner Dan Brown, has successfully negotiated a 45,196-square-foot industrial lease for the ownership of Blue Heron 160 in Bartlett, Illinois. The tenant, Clarke Packing & Crating, a specialized packaging
company, will relocate approximately 40 employees to 2315 Kenyon Road. This new location is part of a three-unit, 166,573-square-foot industrial building. Dan Brown represented the developer and owner, Cratos Industrial, while Vern Shultz, Executive Vice President at Colliers, represented the tenant. The move aims to enhance operational efficiencies for Clarke Packing & Crating within a modern facility strategically located near Chicago's main transportation corridors and employment centers. Blue Heron 160 was developed to meet the demand from small to mid-sized industrial manufacturing, warehousing, distribution, and e-commerce tenants. Illinois Tool Works (ITW) previously occupied a 60,050-square-foot space in the same development earlier this year.
Why It's Important?
This industrial lease signifies continued growth and demand within the U.S. industrial real estate market, particularly in key logistical hubs like the Chicago metropolitan area. The relocation of Clarke Packing & Crating to a modern facility underscores a broader trend among businesses to upgrade their operational infrastructure to improve efficiency and supply chain capabilities. For the Chicago region, this transaction reinforces its position as a vital center for industrial activity, attracting and retaining businesses that contribute to local employment and economic stability. The development of Blue Heron 160, designed to cater to a range of industrial tenants, highlights the strategic investment in state-of-the-art facilities that support modern distribution and manufacturing needs. This move benefits both the tenant, through improved operations, and the developer, by securing a long-term lease, thereby contributing to the overall economic vitality of the area.
What's Next?
The successful negotiation of this lease is expected to lead to Clarke Packing & Crating's move to the new Bartlett facility, which will likely involve a transition period for their operations and employees. The continued occupancy of Blue Heron 160 by tenants like Clarke Packing & Crating and Illinois Tool Works suggests a positive outlook for the industrial park's remaining units. Developers and real estate firms in the region may continue to focus on constructing and leasing modern industrial spaces to meet ongoing demand. This trend could encourage further investment in industrial infrastructure and logistics capabilities across the U.S., particularly in areas with strong transportation networks. The success of such developments will likely influence future commercial real estate strategies, emphasizing efficiency, location, and modern amenities.
Beyond the Headlines
The shift towards modern industrial facilities, as exemplified by this lease, reflects a broader economic transformation driven by e-commerce growth and evolving supply chain demands. Companies are increasingly prioritizing facilities with features like 32-foot clear height ceilings and ample truck docks to accommodate advanced logistics and automation. This trend has implications for urban planning and infrastructure development, as industrial parks become critical components of regional economies. The emphasis on central locations near transportation networks also highlights the importance of efficient goods movement, impacting everything from consumer prices to environmental considerations related to freight. Furthermore, the demand for specialized packaging services, as provided by Clarke Packing & Crating, indicates the increasing complexity and customization required in modern product distribution, driving innovation in industrial support services.
