What's Happening?
Seven major Big Tech companies, including Google, Microsoft, and Nvidia, have committed approximately $3 trillion to AI-related infrastructure spending through off-balance-sheet obligations. This figure is in addition to an estimated $770 billion in debt
and lease obligations already on their balance sheets. According to an analysis by Morgan Stanley, these off-balance-sheet commitments are financial obligations that do not immediately appear on a company's official tally of assets and liabilities. The mechanism involves suppliers and data center developers borrowing against long-dated leases, guarantees, or purchase commitments from investment-grade hyperscalers. This allows for the construction of capacity before the hyperscalers make payments or recognize liabilities. The commitments include $1.1 trillion for data center leases that have not yet commenced and $1.7 trillion for purchase agreements of chips, memory, and networking gear. Google's commitments alone surged to $707 billion in the most recent quarter, up from $72.5 billion in all of 2025.
