by Capital Legacy Partners. The property, built in 1998, is currently 87.3% leased with a weighted average lease term of 3.9 years. It features 262 parking spaces and direct walk-up access to office suites. Venture Tech VIII is strategically located at 8708 Technology Forest Place within the Venture Tech Business Park, offering convenient access to I-45 and situated northwest of The Woodlands Town Center. The JLL Capital Markets Investment Sales and Advisory team, including Managing Directors Marty Hogan and Kevin McConn, handled the transaction. The Woodlands is recognized as a 28,500-acre master-planned community known for its high quality of life, located 27 miles north of Houston.
