What's Happening?
Cleveland's newest lakefront high-rise, Naia Noir, is nearing its completion, with the building expected to top out in three weeks. Located in the Detroit-Shoreway neighborhood, this 13-story, 110-unit residential building is set to be completed by Memorial
Day 2027. The development, which includes premium units with views of Lake Erie and downtown Cleveland, is part of a larger project by J Roc Development. The building will feature a range of amenities, including an infinity lap pool, fitness center, and shared spaces with the adjacent Shoreway Apartments.
Why It's Important?
The completion of Naia Noir marks a significant development in Cleveland's real estate landscape, being the first lakefront high-rise in Cuyahoga County in over five decades. This project not only enhances the city's skyline but also contributes to the revitalization of the Detroit-Shoreway neighborhood. The high demand for units, with over 20% pre-leased, indicates a strong market interest in upscale urban living spaces. This development could attract more residents and businesses to the area, boosting local economic growth and community development.
What's Next?
As Naia Noir approaches its topping-out milestone, the focus will shift to completing the interior and amenity spaces. The developers plan to host a hard-hat party to celebrate the building's progress, offering tours to potential residents. The continued leasing efforts and the completion of model units will be crucial in maintaining the project's momentum. Additionally, the integration of Naia Noir with the Shoreway Apartments will require careful coordination to ensure a seamless experience for residents.
