The Praetorian Fund, a private investment firm, has acquired over 4,000 acres of former farmland in southern Chesapeake, Virginia, previously known as the Frank T. Williams Farm and more recently as Coastal Virginia Commerce Park. The terms of the sale,
executed in August, were not disclosed. The property, now rebranded as Praetorian Park, is envisioned as an innovation campus with a multiphase, long-term plan for industry, advanced manufacturing, technology, entertainment, and compatible mixed-uses. Praetorian Development Group, the fund's real estate affiliate, will develop, own, and manage the site, marking its first such project in Virginia. Jack Fulton, co-founder, chairman, and managing member of the Praetorian Fund, stated that Chesapeake's responsible growth and existing infrastructure make it an ideal location for this investment. The city had previously rezoned 1,400 acres of the farmland in 2022 into a megasite to attract major manufacturers. However, the acquisition has drawn criticism from environmental conservation groups like Save the Dismal, whose director, Jeff Staples, expressed concerns about the development's location and the lack of public transparency regarding the sale.
