GMB Properties, the real estate and investment firm led by Gayle Benson, owner of the NFL's New Orleans Saints and NBA's New Orleans Pelicans, has successfully acquired The Windsor Court. This luxury hotel, featuring 314 rooms, is located in downtown
New Orleans, Louisiana. JLL’s Hotels & Hospitality Group facilitated the sale, representing the previous owners, The Berger Company and Crow Family Holdings. The Windsor Court, originally opened in 1984, boasts that over 86 percent of its guestrooms are suites. The previous owners undertook multiple renovation programs over 17 years, enhancing guestrooms, public areas, meeting facilities, wellness amenities, and the presidential suite. The hotel has been managed by Avion Hospitality since 2024 and includes five food-and-beverage venues, a full-service spa, a rooftop saltwater pool, a fitness center, and over 11,000 square feet of meeting space.
Why It's Important?
This acquisition signifies a notable investment in New Orleans' hospitality sector by a prominent local figure. Gayle Benson's ownership through GMB Properties ensures that a significant luxury asset remains under local stewardship, which could foster a deeper connection to the city's economic and cultural landscape. The Windsor Court is considered a 'crown jewel' in New Orleans' lodging market, and its continued operation under local ownership is expected to preserve its legacy and contribution to the city's tourism industry. The hotel's strategic location, within walking distance of major attractions like the French Quarter, Warehouse District, and the Ernest N. Morial Convention Center, makes it a key player in attracting both leisure and business travelers, thereby supporting local employment and related businesses.
What's Next?
With GMB Properties taking ownership, future plans for The Windsor Court will likely focus on maintaining its luxury status and potentially enhancing its offerings to continue attracting high-end clientele. The transition to local ownership could lead to further integration with local New Orleans initiatives and events, leveraging Benson's existing sports and community ties. The hotel's management by Avion Hospitality is expected to continue, ensuring operational continuity. Stakeholders, including local businesses, tourism organizations, and residents, will likely observe how this change in ownership influences the hotel's role in the city's vibrant hospitality scene and its contribution to the local economy.
Beyond the Headlines
The acquisition of The Windsor Court by Gayle Benson's firm extends beyond a simple real estate transaction; it represents a consolidation of significant local economic power within New Orleans. Benson, already a major figure through her ownership of the Saints and Pelicans, further solidifies her influence in the city's economic development. This move could set a precedent for other local investors to acquire and maintain key assets, fostering a sense of local pride and control over the city's economic future. It also highlights the ongoing trend of sports franchise owners diversifying their portfolios into other lucrative local industries, creating a more integrated business ecosystem within their respective cities.
