What's Happening?
American Interiors, a rapidly expanding company specializing in designing and building interior spaces for commercial and institutional clients, is relocating its Cleveland showroom. The company will move from its current 10,750-square-foot location in the
North Point Tower in Downtown Cleveland to a significantly larger 17,385-square-foot space at The Carriage Co. in Cleveland’s Ohio City neighborhood. This move is part of a major redevelopment project at The Carriage Co., located at 2168 W. 25th St., which is nearing completion. American Interiors plans to invest approximately $2.1 million to build out and furnish its new two-floor space, which will overlook West 25th Street. The Carriage Co. development, a renovation of the historic Rauch & Lang Carriage Co. and Voss Aerospace complex, will also include 139 luxury apartments, offices, and co-working spaces. The renovation project, led by MRN Ltd., is valued at over $62 million and is expected to be completed in the second quarter of 2027.
Why It's Important?
This relocation signifies a notable shift in commercial activity from Downtown Cleveland to the Ohio City neighborhood, reflecting the growing appeal and redevelopment efforts in areas outside the traditional central business district. For American Interiors, the move to a larger, more visible location at The Carriage Co. is crucial for accommodating its growth and enhancing its presence in the Northeast Ohio market. The company recently acquired the Northeast Ohio operations of APG Office Furnishings, making it the sole MillerKnoll dealer in the region. This expansion allows American Interiors to better serve its diverse client base, which includes prominent local entities such as Benesch, Bendix, and the Cleveland Guardians. The investment in a new, larger showroom underscores the company's commitment to the Cleveland market and its strategic positioning for future growth, potentially attracting more commercial and institutional clients seeking interior design and build services.
What's Next?
American Interiors is expected to complete its build-out and furnishing of the new 17,385-square-foot space at The Carriage Co. following the approval of its building permit application. The Carriage Co. development itself is slated for completion in the second quarter of 2027, at which point American Interiors will officially open its new showroom. A key question remains regarding the future of the Detroit Avenue site, which American Interiors acquired as part of the APG Office Furnishings acquisition. While the company initially stated it would integrate this site into its dealer network, its commitment to The Carriage Co. may lead to a reevaluation of the Detroit Avenue location. Meanwhile, Cushman & Wakefield | CRESCO Real Estate is actively negotiating with potential retail users for the remaining commercial space at The Carriage Co., indicating further commercial activity and development in the area.
Beyond the Headlines
The relocation of American Interiors highlights a broader trend of urban revitalization and decentralization of commercial hubs within major U.S. cities. The Ohio City neighborhood, with its ongoing redevelopment projects like The Carriage Co., Ambler Apartments, and the Intro development, is emerging as a vibrant mixed-use district. This shift can lead to increased economic activity, job creation, and enhanced pedestrian traffic in these redeveloping areas, fostering a more dynamic urban landscape. The move also reflects the evolving needs of businesses for larger, more modern, and strategically located spaces that can accommodate growth and provide better visibility. The integration of commercial showrooms within mixed-use developments like The Carriage Co., which combines luxury apartments, offices, and retail, represents a contemporary approach to urban planning that aims to create self-sufficient and attractive communities.
