actor Jeetendra has reportedly revealed details of one of the most profitable real estate decisions of his career. According to the actor, he purchased actor Bharat Bhushan's Pali Hill villa decades ago for just Rs 4.25 lakh, at a time when Bhushan was allegedly going through severe financial distress. What began as a modest family decision soon turned into a life-changing investment. The villa, reportedly bought on his father's suggestion, is now said to be worth over Rs 500 crore. A Villa Bought Under Distress
Jeetendra reportedly shared details of the purchase during a conversation on The Reality Drive, recalling how Bharat Bhushan, a leading star of the 1950s known for films like Baiju Bawra, approached him with the offer. At the time, Jeetendra and his family reportedly lived a modest lifestyle, having shared a small room in a Girgaum chawl with several family members. Buying a villa was allegedly seen as a major leap for the family, something they had never imagined until then.According to Jeetendra, it was his father who reportedly encouraged him to go ahead with the deal. It was eventually finalised for Rs 4.25 lakh, which reportedly included a 3,450 square foot plot at the same price. However, soon after moving in, the actor allegedly faced a string of unsuccessful films, which led him to believe the villa had brought him bad luck. On his father's advice, the family reportedly decided to move out of the property soon after.
The Investment That Changed His Fortune
Despite leaving the villa, Jeetendra reportedly went on to redevelop the property years later, a decision that proved extremely profitable. He claimed that the Burma teak used in the villa's construction alone fetched him Rs 11.5 lakh once the structure was demolished, nearly three times what he had originally paid for the entire property.
The redeveloped project, known as Gautam Apartments, reportedly consists of 82 two-bedroom units. Jeetendra allegedly sold these flats early on for around Rs 85 per square foot, as he was reportedly worried about finding buyers later. Interestingly, similar flats in the same building are said to now sell for close to Rs 85,000 per square foot.According to property portal estimates, the land on which Gautam Apartments stands is reportedly worth close to Rs 450 crore today, pushing the overall value of the property beyond Rs 500 crore, marking a dramatic surge from its original purchase price of just Rs 4.25 lakh.
