Recent data from the first half of 2026 confirms what many have been feeling: Pune's real estate is getting more expensive. According to a joint report by CREDAI and CRE Matrix, the average value of a home sold in Pune has reached ₹84 lakh. This marks
a significant 38-40% increase over the last four years. On a per-square-foot basis, average residential prices stood at approximately ₹8,300 at the end of the first half of 2026, a 5% yearly growth. This steady rise reflects a market where demand, especially for premium properties, remains strong. In fact, sales of luxury homes priced above ₹2 crore have surged by an incredible 220%.
Why Are Prices on the Rise?
Several factors are fuelling this price appreciation. Pune's reputation as a major IT and manufacturing hub continues to attract professionals, creating consistent housing demand. This end-user-driven market is considered more stable than those based on speculation. Another major driver is infrastructure development. The expansion of the Pune Metro and the Ring Road project are significantly improving connectivity, making peripheral areas more attractive and boosting property values along these corridors. Finally, rising input costs, including construction materials and land values, are also contributing to the overall increase in property prices across all segments.
The Hurdles for First-Time Buyers
For those planning their first purchase, these rising prices create significant hurdles. The most immediate challenge is affordability. As property values increase, so does the required down payment, forcing buyers to save for longer. A higher property price also means a larger home loan, leading to a higher Equated Monthly Instalment (EMI) that can strain monthly budgets. Many first-time buyers are now finding themselves priced out of prime localities like Baner, Kharadi, and Wakad, where prices for mid-segment homes range from ₹9,000 to ₹13,000 per square foot. The market is also seeing a shift towards larger 3 and 4 BHK configurations, leaving fewer options for those looking for smaller, more budget-friendly starter homes.

Despite the challenging market, owning a home in Pune is not an impossible dream. A strategic approach is key. Aspiring buyers should consider exploring emerging micro-markets and peripheral areas that offer more affordable options. Localities like Wagholi, Moshi, Tathawade, and Keshavnagar are seeing new project launches with more accessible price points, often in the ₹5,000 to ₹8,000 per square foot range. These areas are poised for future growth as infrastructure improves. Another strategy is to keep an eye on government housing schemes. For instance, the Maharashtra Housing and Area Development Authority (MHADA) recently announced a lottery for over 4,400 affordable homes in Pune and Pimpri-Chinchwad, with prices well below the market average.
