On paper, a redeveloped flat might seem cheaper, but this isn't always the full picture. New flats, especially those under construction, often come with a lower initial price and flexible payment plans. However, redeveloped flats can be a trap for hidden costs. After moving in, residents often face a significant hike in monthly maintenance charges and property taxes to support new amenities like gyms and security systems. In some cases, monthly outgoings can increase by three to five times compared to the old building. New flats in ready-to-move projects with an Occupancy Certificate are exempt from GST, which can be a significant saving.
Amenities and Lifestyle
New residential projects are designed for modern lifestyles, offering a suite of amenities like swimming pools, clubhouses, gyms, and landscaped gardens. Redeveloped buildings may also include some of these facilities to compete, but the scale and quality might be limited by the plot size. However, redeveloped projects often provide better space planning within the apartment itself, with a focus on maximizing usable area compared to some older designs. The choice depends on whether your priority is the lifestyle outside your door or the layout within it.
Legal Risks and Timelines
This is where the two options diverge most significantly. New projects registered under the Real Estate (Regulation and Development) Act (RERA) offer buyers a high degree of protection. Developers are bound by timelines and must deposit funds in an escrow account. Redevelopment projects are notoriously prone to delays due to internal society disputes, financial issues with the builder, or approval hurdles. A promise of redevelopment can sometimes turn into a decade-long wait. While recent rules have made RERA registration mandatory for most redevelopment projects, the risk of stalls and disputes remains higher than with a straightforward new construction.
Construction Quality and Design
New constructions are built using the latest technology and materials, adhering to current safety and design standards. Buyers of under-construction properties may also get the opportunity to customize elements like flooring or fixtures. The quality of a redeveloped building can vary. While the new structure will be modern, its foundation and overall planning are tied to a pre-existing plot. Thoughtful redevelopment can result in well-designed homes that feel spacious and have good natural light, but it's crucial to vet the developer's track record on finishing and quality.
