The UER II and Dwarka Expressway Effect
The completion of major infrastructure like the Urban Extension Road II (UER-II) and the Dwarka Expressway is the single biggest driver of new residential development in West and South-West Delhi. These corridors are not just reducing travel time to Gurgaon
and IGI Airport but are also opening up new micro-markets. Areas along Dwarka Expressway, such as sectors 102 through 113, are witnessing a boom in luxury and premium high-rise apartments from major national developers. These projects are attracting buyers with promises of modern amenities, better connectivity, and strong potential for price appreciation. The UER-II is further boosting prospects in adjacent zones like Najafgarh, Mundka, and parts of Rohini, making them key growth areas to watch.
North Delhi's New Frontier: Rohini and Narela
North Delhi, particularly areas like Narela, Bawana, and the peripheries of Rohini, is poised for a significant transformation thanks to the Delhi Development Authority's (DDA) Land Pooling Policy (LPP). This policy allows private landowners to pool their land for planned, integrated development, with a large portion dedicated to residential use. The goal is to create organised, world-class neighbourhoods with high-rise buildings, moving away from the previously rampant unauthorised construction. The LPP is expected to unlock thousands of hectares of land and pave the way for a massive supply of new housing, including a significant stock of affordable and EWS (Economically Weaker Section) units. As infrastructure like the UER-II improves connectivity to these zones, they are becoming increasingly viable options for homebuyers priced out of Central and South Delhi.
South Delhi’s Premium Redevelopment
While new land is scarce, South Delhi continues to be a hub of premium residential activity through redevelopment. Old bungalows and low-rise structures are making way for modern, independent builder floors and boutique luxury apartments. Areas like Greater Kailash, Vasant Vihar, Saket, and Malviya Nagar are perennial favourites, commanding high prices due to their established social infrastructure and prime location. In 2026, the demand is fueled by High-Net-Worth Individuals (HNIs) and Non-Resident Indians (NRIs) seeking exclusivity and quality construction. Limited supply coupled with strong demand continues to push property values upward in these coveted neighbourhoods. Developers are focusing on high-end finishes, modern amenities, and spacious layouts to cater to this discerning clientele.
The Redevelopment Corridor in Central and West Delhi
A distinct redevelopment corridor has emerged in parts of West and Central Delhi, including areas like Kirti Nagar, Patel Nagar, Moti Nagar, and Punjabi Bagh. Similar to South Delhi, but often at a slightly more accessible price point, these localities are seeing older properties being redeveloped into premium apartments and builder floors. The draw here is the combination of central location, established connectivity via the Delhi Metro, and proximity to commercial hubs. Developers are launching projects that cater to buyers looking for a significant lifestyle upgrade without moving to the city's periphery. These projects often feature modern amenities that were previously unavailable in the area's older housing stock, creating fresh inventory in historically dense markets.
