The Delhi-NCR real estate market is undergoing a significant transformation. Recent data from the first half of 2026 shows a clear pivot towards premium properties, with homes priced above ₹1 crore dominating sales. This trend, driven by rising incomes
and a preference for larger, amenity-rich homes, has pushed prices in established areas like South Delhi to new heights, with some luxury floors appreciating by up to 21% in a single year. While this is good news for developers and existing homeowners in prime localities, it has created a major affordability gap for a large segment of aspiring buyers. The supply of homes under ₹1 crore has dwindled, leaving many feeling priced out of the market.
Najafgarh: An Affordable Alternative
This is where Najafgarh enters the picture. Historically considered a peripheral, semi-rural area, it is now gaining attention as one of Delhi's last bastions of affordability. Property rates here offer a stark contrast to the rest of the city. While the average price in South Delhi can hover around ₹25,400 per square foot, apartments in Najafgarh average around ₹6,000 to ₹6,650 per sq ft. This significant price difference means that properties like 2BHK and 3BHK builder floors, which are increasingly rare in other parts of Delhi for a modest budget, are widely available here. The area predominantly features builder floors, villas, and residential plots, catering to first-time homebuyers and families looking for more space without the premium price tag.
Infrastructure: The Game Changer
Najafgarh’s rising appeal isn’t just about low prices; it's increasingly about future potential, driven by major infrastructure upgrades. The most significant of these is the Urban Extension Road-II (UER-II), a new expressway designed to decongest Delhi by creating a seamless ring road. This project dramatically improves Najafgarh's connectivity to key hubs like Dwarka, Rohini, and IGI Airport, reducing travel times and making daily commutes more manageable. Furthermore, the Delhi government recently approved a 61-km road corridor along the Najafgarh drain, which will link the area directly to the Inner and Outer Ring Roads. This project, expected to be completed by late 2027, also includes green belts and cycling tracks, promising to enhance livability.
A Market in Transition
The influx of infrastructure and attention is already having an impact. The area has seen significant price appreciation over the last year, with builder floor prices jumping by over 30% and land rates also showing strong growth. This has not gone unnoticed by major developers. In a significant move, realty firm Max Estates recently acquired a large 84-acre land parcel in Najafgarh, signaling its entry into the Delhi residential market with plans for a major mixed-use project. This kind of large-scale, organised development is expected to bring more modern housing options and further professionalise the local real estate market, which has so far been dominated by smaller builders.
Investment: Weighing the Pros and Cons
For potential buyers and investors, Najafgarh presents a compelling but nuanced opportunity. The clear advantage is the low entry price and the high potential for capital appreciation as infrastructure projects come to fruition. However, buyers must also be practical. While connectivity is improving, the social infrastructure—such as schools, hospitals, and organised retail—is still developing compared to more established parts of Delhi. The market largely consists of builder floors and plots, with fewer large-scale apartment complexes for now. Prospective buyers should consider their daily commute, family needs, and long-term investment horizon. The area offers a chance to get into the Delhi property market at a reasonable price point, but it requires a vision for what the locality will become in the next five to ten years.
