Look Beyond the Property Price
The first number you see is rarely the final cost. Before even thinking about the loan, calculate the total acquisition cost. In Pune, this includes significant charges like stamp duty and registration. For male buyers within PMC and PCMC limits, stamp duty is 7%,
while female buyers pay a concessional rate of 6%. On top of this, there's a 1% registration fee, capped at ₹30,000 for properties valued over ₹30 lakh. For an under-construction property, you must also budget for a 5% Goods and Services Tax (GST). These government levies alone can add lakhs to your budget, so they must be your first calculation.
Calculate Your Real EMI Affordability
Banks might tell you that you are eligible for a loan where the EMI is up to 50% of your income. However, true affordability is what you can pay comfortably without sacrificing your quality of life. Financial experts advise that your total EMIs (including any existing car or personal loans) should not exceed 30-40% of your net monthly income. This provides a buffer for savings, investments, and unexpected life events. If your take-home salary is ₹1 lakh per month, a home loan EMI around ₹30,000 to ₹40,000 is a safe and sustainable target. Anything more can make you 'house rich, but cash poor'.
Factor in the 'Hidden' Upfront Costs
Your down payment is just one part of the initial cash outflow. There are several other costs that are often overlooked. These include home loan processing fees, which typically range from 0.25% to 1% of the loan amount. You will also need to pay for legal verification of documents, which is a non-negotiable step to ensure a clean title. Furthermore, many developers charge separately for amenities like covered parking, which can cost anywhere from ₹2 lakh to ₹5 lakh. Some may also collect an advance maintenance deposit for one or two years. Summing up these 'hidden' costs is crucial for a realistic budget.
Budget for Recurring Ownership Expenses
Owning a home isn't a one-time payment. Once you get the keys, a new set of monthly expenses begins. These include society maintenance charges, which in many premium Pune societies can be between ₹2 to ₹6 per square foot per month. You also need to account for annual property tax, and potential increases in your utility bills for a larger space. It’s wise to set aside an additional amount in your monthly budget specifically for these recurring costs to avoid surprises.
Stress-Test Your Financial Plan
A good financial plan can withstand shocks. Before finalizing the loan, ask yourself some tough questions. What happens if home loan interest rates, which are currently around 7.25% and upwards, increase by 1%? A 1% hike on a ₹50 lakh loan can increase your EMI by over ₹3,000 per month. Do you have an emergency fund to cover at least six months of EMIs in case of a job loss or medical crisis? Calculating these worst-case scenarios helps you understand the true risk involved and decide on the loan amount and tenure you are genuinely comfortable with.
