The logic seems flawless. By choosing the highest unit, you eliminate the single greatest noise complaint in apartment living: the dreaded sound of footfall from an upstairs neighbour. This is what acousticians call "impact noise"—the vibrations from dropped
objects, moving furniture, or heavy footsteps travelling through the building’s structure. For anyone who has ever been woken up by what sounds like a bowling alley operating overhead, the appeal of the top floor is undeniable. It offers a guaranteed escape from this specific, and deeply annoying, type of disturbance. It's true that you won't have to worry about the pitter-patter, or thud-thud, of feet above you. This promise of a life free from overhead impact noise is what fuels the top-floor-is-quietest myth, but it’s only half the story.
The Unexpected Noises from Above
While you escape neighbours, the top floor introduces its own unique set of potential noise-makers. The roof, which you are now directly under, is often home to the building's heaviest machinery. HVAC systems, elevator mechanics, and large exhaust fans for the entire building are frequently located on the roof. These machines can generate a constant, low-frequency hum or a periodic clanking and whirring that can be just as disruptive as footsteps, especially if they are not properly isolated from the building’s structure. Furthermore, if your building has a communal roof deck, you might be trading the sound of a few footsteps for the airborne noise of a party with dozens of guests. Wind can also be a more significant factor on higher floors, creating whistling sounds around windows and balconies.
Sound Doesn't Just Travel Down

While concrete floors are good at blocking airborne noise, sound can find other paths. It can travel up from the unit below you, through shared ventilation systems, or even along plumbing lines. Low-frequency sounds, like the bass from a neighbour's stereo, are particularly good at travelling through a building’s structure, meaning you might hear the party from downstairs just as clearly as you would if they were next door.
A Better Strategy for Finding Silence
Instead of simply aiming for the highest floor, a more effective strategy for finding a quiet apartment involves becoming a noise detective. The quality of the building's construction is far more important than the floor number. Look for buildings made with concrete and steel, which are better at blocking both impact and airborne noise than lighter wood-frame constructions. Pay attention to the quality of the windows; double or triple-paned windows can make a huge difference in blocking outside street noise. Check the location of the unit within the building. Is it next to the elevator shaft, near a rubbish chute, or above a fitness centre or car park entrance? When you tour a potential apartment, go at different times of the day. A space that seems serene on a Tuesday morning might be a completely different environment on a Friday evening. Don't be afraid to ask current residents about their experience with noise levels.
