Property prices here command a premium, with apartments averaging around ₹15,450 per square foot, reflecting its modern infrastructure and high rental demand. While it offers a high-quality, less congested lifestyle compared to many parts of Delhi, the premium price tag and distance from central parts of the city are key considerations for potential buyers.
Kirti Nagar: Central and Commercial
Located in West Delhi, Kirti Nagar offers a very different proposition. Famous for being home to Asia's largest furniture market, it is a bustling, centrally located neighbourhood. Its primary appeal lies in its connectivity and urban convenience. Served by both the Blue and Green lines of the Delhi Metro, residents enjoy easy commutes to Connaught Place and other commercial centres. The residential landscape is dominated by builder floors and independent houses, catering to those who prefer established neighbourhoods over sprawling townships. Property rates in Kirti Nagar are quite varied, with averages for apartments and builder floors ranging significantly based on quality and exact location, from around ₹16,600 to over ₹29,000 per square foot. Recently, the area has also seen the launch of high-end luxury apartment projects, attracting affluent buyers seeking premium addresses within Delhi. The trade-off for its central location is higher population density and potential traffic congestion.
Rohini: Affordable and Family-Friendly
Rohini, one of Delhi's oldest and largest planned residential areas in the North-West, was developed by the DDA in the 1980s. It was designed as a self-sufficient sub-city catering to various income groups, and it continues to be a hub for middle-income families. The area is characterised by its sector-based layout, numerous parks, and a strong presence of DDA flats and builder floors. Rohini boasts robust social infrastructure, with a high concentration of schools, hospitals, and local markets. Connectivity is a strong point, with the Red Line of the metro serving multiple stations in the area. Property prices are more accessible compared to Dwarka, with average rates for apartments hovering around ₹13,100 per square foot. While some older sectors might feel dated, Rohini offers a vibrant, community-focused environment and represents a sound, budget-friendly option for homebuyers.
Najafgarh: The Emerging Outpost
Once considered a distant suburb on the fringes of Delhi, Najafgarh is rapidly transforming into an area of interest for homebuyers and investors. Located in South-West Delhi, its appeal lies in its affordability and future growth potential. The game-changer for Najafgarh has been the extension of the Delhi Metro's Grey Line, which has drastically improved its connectivity to the rest of the city. Further infrastructure projects, such as the Urban Extension Road-II (UER-II) and a new corridor along the Najafgarh drain, are set to enhance its links to Dwarka, the airport, and Gurugram. The real estate market here is largely unorganised, dominated by plots and builder floors, with property rates significantly lower than in other parts of Delhi. While the civic infrastructure is still in a transitional phase, Najafgarh offers the lowest entry point of the four localities, with the potential for high appreciation as development continues. It is best suited for budget-conscious buyers with a long-term investment horizon.
