A recent study by real estate analytics firm Propsoch has sent a ripple of caution through Bengaluru's property market. After analysing over 600 RERA-approved housing projects, the research concluded that more than half (53.2%) carry some form of water-related
site risk. The study found that 45% of these projects are built on or next to a stormwater drain (SWD), locally known as a 'rajakaluve' or 'nala'. Another 8% are situated on low-lying land prone to waterlogging. This data confirms what many residents have feared, especially after the severe floods of recent years: the ground your dream home stands on may have a history with water that isn't immediately obvious, especially when viewing a property during the dry season.
Why This Matters in Bengaluru
Bengaluru's geography and rapid, often unregulated, urbanisation are at the heart of this issue. The city was historically built around a network of interconnected lakes that managed rainwater through natural drainage channels, or rajakaluves. However, unchecked development has seen many of these lakes and drains encroached upon, built over, or narrowed, severely reducing their capacity to handle monsoon deluges. Bengaluru sits on a ridge dividing three valleys, meaning its drainage network naturally follows these contours. As a result, many popular real estate corridors like Sarjapur Road, Bellandur, and Hebbal inevitably intersect with these critical water channels, making them vulnerable. The result is recurrent flooding that submerges roads, damages property, and turns prime localities into temporary swamps.
Your New Essential Tool: The Drain Map
Given the risk, the stormwater drain map has become an essential part of any homebuyer's due diligence toolkit. These maps, often available through government portals like the Bruhat Bengaluru Mahanagara Palike (BBMP), outline the city's entire drainage network, including primary, secondary, and tertiary drains. They serve as an official record of where water is supposed to flow. By cross-referencing a property's survey number and location with these maps, a buyer can identify if the plot is dangerously close to a drain, or worse, situated within a legally mandated no-construction 'buffer zone'. Proximity to a well-maintained drain isn't automatically a deal-breaker, but undisclosed proximity to a choked or encroached one is a major red flag.
How to Conduct Your Check
Verifying a property's flood risk is a multi-step process. Start with digital tools. The BBMP's GIS portals and citizen-led initiatives like rajakaluve.org can help you overlay a property's location with drain maps. You will typically need the survey number, village, and hobli details for an accurate search. Next, examine historical maps. Village maps from the colonial era can reveal water bodies that have since vanished under concrete. Additionally, check satellite imagery from different seasons to spot signs of waterlogging. A physical inspection during or after a heavy rain is invaluable; talk to neighbours about the area's flooding history. Finally, for a definitive answer, hire a real estate lawyer to conduct a formal check of the land's history and its compliance with buffer zone regulations.
Beyond the Map: A Holistic Approach
While the drain map is a crucial starting point, it's not the only check you should perform. A comprehensive due diligence process in Bengaluru should also include verifying the Khata certificate (an 'A' Khata is preferable), ensuring the land was properly converted from agricultural to residential use (DC Conversion), and checking for all necessary approvals from bodies like the BDA or BBMP. Also, confirm that the project has received its Occupancy Certificate (OC). Banks often scrutinise these details, and if major banks have approved the project for loans, it’s a positive sign, but it doesn't replace independent legal verification.
