A Quest for Stability in a Volatile World
For a generation that has grown up amidst digital disruption and economic uncertainty, a physical asset offers a unique sense of security. Unlike fluctuating stocks or intangible digital assets, real estate is something one can see and touch. This desire
for a tangible anchor is a powerful driver. Data from Kotak Mahindra Bank reveals that the number of home loan borrowers aged 25-30 surged by 86% between FY24 and FY26, making them the fastest-growing cohort. This isn't just a financial calculation; it’s an emotional one. Owning a home is increasingly viewed as a way to create stability and control in a fast-changing world, a sentiment amplified by the experience of the pandemic, which highlighted the importance of personal space and security.
The New Financial Calculus: Rent vs. EMI
For many young professionals in urban India, the math is starting to favour buying over renting. With rental values soaring in major cities, the monthly outgo on rent can feel like a sunk cost. In contrast, an equated monthly instalment (EMI) builds equity in a personal asset. Gen Z, being digitally native, is adept at researching and comparing financial products. They are more aware of home loan options, with surveys indicating that around 72% of buyers under 40 prefer applying for loans online. This financial literacy, combined with rising incomes and the prevalence of dual-income households, gives them the confidence to commit to a long-term financial goal like a home loan earlier in their careers.
An Investment for the Future
Gen Z doesn't just see a home as a place to live; they see it as a primary wealth-building tool. This marks a significant mindset shift. They view property as an appreciating asset that can provide long-term returns and a hedge against inflation. This investment-first approach is evident in their preferences. ANAROCK surveys note that Gen Z is particularly inclined towards premium and larger homes, seeing them as better long-term investments. Furthermore, a significant portion of this generation intends to use gains from other investments to fund their home purchase, signaling a sophisticated and planned approach to financial management from a young age.
Redefining Location and Lifestyle
While metro cities remain aspirational, affordability is a major concern. In response, many Gen Z buyers are looking towards Tier-II and Tier-III cities. These locations offer a compelling combination of lower property prices, improving infrastructure, and a better quality of life. For the price of a small apartment in a metro, one can often buy a more spacious home in a city like Jaipur or Indore. This generation also prioritizes lifestyle amenities. They seek homes in communities that offer wellness zones, co-working spaces, and smart features, reflecting a desire for a home that supports their work, social life, and well-being.
Overcoming the Hurdles
Despite the strong aspiration, the path to homeownership is not without challenges. Rising property prices remain the single biggest obstacle. Average residential prices across India's top cities have seen significant year-on-year increases. To overcome this, many Gen Z buyers are adopting smart strategies. A notable trend is the preference for under-construction properties, which often come with lower initial costs and flexible payment plans. Co-borrowing with a spouse or family member is another common approach to increase loan eligibility. This pragmatism demonstrates that while the goal is traditional, the methods used to achieve it are modern and resourceful.
