A quick inspection each month can prevent the most common and disruptive household issues. Start by testing all smoke and carbon monoxide detectors by pressing their test buttons. This simple action is a critical safety measure. Next, perform a quick visual
check under all sinks in the kitchen and bathrooms for any signs of small drips or water damage. Catching a minor leak early can save you from major water damage and mold growth down the line. While you're in the kitchen, clean the range hood filter to prevent grease buildup. Finally, check your HVAC air filters. While they might not need changing every month, inspecting them will let you know how quickly they get dirty. Homes with pets or those in dustier areas may require monthly replacements.
The Quarterly Deep Dive
Every three months, it’s time for slightly more involved tasks. This is the ideal time to do a thorough inspection of caulking around tubs, showers, and sinks. Look for any cracks or separation and reapply sealant where needed to prevent water from seeping into walls. Test all Ground Fault Circuit Interrupter (GFCI) outlets, which are typically found in kitchens and bathrooms. Press the "Test" button to ensure it cuts power, then the "Reset" button to restore it. This is also a good opportunity for some deeper cleaning. Clean bathroom exhaust fans, which can get clogged with dust and lint, reducing their effectiveness. For the exterior, check for any pest issues and schedule preventative pest control if necessary.
Seasonal and Bi-Annual Tasks
Twice a year, focus on tasks that prepare the property for the upcoming season. The most important of these is cleaning the gutters and downspouts, especially in the spring and fall. Clogged gutters can cause water to overflow and damage the roof, siding, and even the foundation. In the spring, schedule a professional service for the air conditioning system to ensure it's ready for the summer heat. In the fall, do the same for the heating system to prepare for colder weather. This is also a good time to inspect the roof (even from the ground with binoculars) for any damaged or missing shingles. For properties with fireplaces, an annual chimney inspection and cleaning before winter is essential for safety.
The Annual Overhaul
Once a year, set aside time for major system checks and reviews. Flushing the water heater annually helps remove sediment buildup, which improves efficiency and extends its life. Inspect all plumbing lines for signs of corrosion or slow leaks. This is also the time for a comprehensive safety check. Ensure fire extinguishers are charged and accessible, and replace batteries in all smoke and carbon monoxide detectors, even if they passed the monthly tests. Walk the exterior of the property to look for cracks in the foundation or siding and check that weather stripping on doors and windows is intact to prevent drafts. Documenting these annual checks can be invaluable for both your records and for maintaining a good relationship with your tenants.
