The Monthly Walkthrough
A quick inspection each month can catch common problems before they escalate. These tasks take very little time but are crucial for ongoing maintenance. Start by testing all your smoke and carbon monoxide detectors. Inside, check for leaks under sinks
in the kitchen and bathrooms, a common source of water damage. While you're there, look for any slow drains and clean them to prevent bigger blockages. Give your appliances a quick check to ensure they are functioning correctly. Finally, test all electrical outlets and switches. Report any non-functioning detectors, persistent leaks, or electrical faults to your landlord immediately.
Quarterly Deep-Dive Tasks
Every three months, set aside a little more time for some deeper checks. This is a good time to clean or replace HVAC filters to ensure good air quality and system efficiency. Clean exhaust fan grilles in the kitchen and bathrooms to improve ventilation and reduce moisture buildup. Inspect the caulking around bathtubs, showers, and sinks for any cracks or mould, and report any deterioration. It's also wise to check all window and door locks to ensure they are secure and functioning smoothly. If you have a fire extinguisher, check its pressure gauge and ensure it is easily accessible.
Pre-Monsoon Preparedness (May-June)
The Indian monsoon requires specific preparation to prevent significant water damage. This is arguably the most critical maintenance period of the year. The priority is to inspect the roof and external walls for any cracks and get them sealed. Clear all gutters, rooftop drains, and downspouts of leaves and debris to prevent blockages and water overflow. Check that windows and balcony doors seal tightly to stop rain from getting in. It is also vital to have an electrician inspect any external wiring, switches, and outdoor AC units to prevent short circuits in wet conditions. Inside, move furniture a few inches away from external walls that are prone to dampness.
Post-Monsoon & Winter Checks (October-December)
Once the rains subside, it's time to assess for damage and prepare for the cooler, drier months. Inspect walls and ceilings for any new signs of dampness or paint peeling that may have appeared during the monsoon. This is also a good time to deep-clean carpets and upholstery that may have absorbed humidity. As winter approaches, check water heaters and geysers to ensure they are working safely and efficiently. Inspect and lubricate door and window hinges, which can become stiff from humidity. Finally, seal any drafts from windows or doors with weatherstripping to keep the home comfortable and energy-efficient.
The Annual Review
Once a year, it's worth coordinating with your landlord for a few larger-scale checks. This is a good opportunity for a professional servicing of the HVAC system, not just a filter change. A thorough inspection of the property's plumbing for hidden leaks and the electrical system for any potential hazards is also recommended. If the property has wooden furniture or fixtures, check for termites. For landlords, this is the time to plan for any major touch-ups, such as painting, deep cleaning between tenants, or re-keying locks for security. Tenants should document the condition of the property at the beginning and end of their lease to ensure clarity on maintenance responsibilities.
