It's also vital to check that the project is RERA-registered, as this applies to most redevelopment projects where new flats are being sold. A missing OC in an older building or disputes in a redevelopment project can create significant legal and financial trouble down the line.

Your lifestyle needs will heavily influence this decision. New construction projects are often located in developing suburban areas, offering modern amenities like swimming pools, gyms, and landscaped gardens as a standard package. The trade-off is between the assurance of a defect-free warranty in a new build versus the certainty of a ready, tangible product in an older one.
