A retail buyer can then purchase a few of these, becoming a part-owner and earning a proportional share of rental income or future sale profits. It’s a way to own a piece of a premium asset without needing the capital to buy the whole thing.
Lowering the Barrier to Entry
The most significant advantage is accessibility. Traditionally, investing in prime commercial or residential real estate required substantial capital, limiting it to high-net-worth individuals and institutions. Tokenization shatters this barrier. By enabling fractional ownership, it allows an investor to enter the market with a much smaller amount of money. Someone can invest a few thousand or a lakh rupees to own a fraction of a high-value property that would otherwise be completely out of reach, effectively democratizing access to a stable asset class.

Real estate is famously illiquid; selling a property can take months, if not years, tying up significant capital. Tokenization introduces a new level of flexibility. These digital tokens can, in theory, be traded on secondary marketplaces, much like stocks. This creates more opportunities for investors to enter and exit their positions without having to wait for the entire underlying property to be sold. This potential for quicker transactions provides a level of liquidity that is almost impossible to achieve in the traditional property market.

This creates a transparent and traceable history of ownership, which can significantly reduce the risk of fraud and ownership disputes. Navigating the Indian Context and Risks
While the benefits are clear, it's important to be realistic. In India, the regulatory landscape for real estate tokenization is still evolving. There is ambiguity around whether these tokens are classified as securities, their tax implications, and the legal enforceability of smart contracts. Furthermore, the promise of high liquidity depends on the existence of active and regulated secondary markets, which are still nascent in the country.
