Contrary to the popular narrative of a generation committed to a transient lifestyle, many young Indians are making long-term financial decisions earlier than expected. Data shows a significant rise in young homebuyers, with Gen Z emerging as the fastest-growing
segment in the home loan market. According to Kotak Mahindra Bank, the number of home loan borrowers between 25 and 30 years old jumped by 86% between FY24 and FY26. This suggests that the age-old aspiration of owning a home holds a special place for them, but the timeline has accelerated. Surveys indicate that over a third of urban Gen Z are actively considering buying a home, the highest of any age group.
The Search for Stability and Identity
A key driver behind this trend is the desire for long-term security in an uncertain world. For a generation that has navigated a pandemic and economic volatility, a physical asset represents a tangible form of stability. Beyond just being a financial investment, a home is seen as a statement of identity and a space for personal expression. This generation, raised in a digital world of hyper-personalisation, expects their living spaces to reflect their individuality. Furthermore, with rising rents in major cities, many young professionals are beginning to view ownership as a more financially sound decision in the long run.
Navigating the Financial Obstacles
The path to homeownership for Gen Z is far from easy. A major hurdle is the widening gap between income growth and soaring property prices, particularly in Tier-1 cities. While salaries have grown, they have often failed to keep pace with the surge in real estate values. This makes saving for a down payment a significant challenge. However, this generation is tackling these obstacles with new strategies. An increasing number of young buyers are looking towards Tier-2 and Tier-3 cities, which offer better affordability, improving infrastructure, and a higher quality of life. The rise of remote and hybrid work has made this shift more feasible, allowing them to prioritise spaciousness over a metro city pin code.
A Digital-First Approach to Buying
Gen Z’s home-buying journey is distinctly digital. Unlike previous generations who relied heavily on brokers and site visits, their process often begins online. They use social media platforms like Instagram and YouTube for inspiration, virtual tours to shortlist properties, and fintech apps to manage their finances. This digital fluency extends to financing, with a high percentage of buyers under 40 preferring to apply for home loans online. They are an EMI-aware cohort, treating a home not just as a place to live, but as a wealth-creation asset from their mid-20s. Some also leverage intergenerational wealth, with family support helping to overcome affordability gaps in major urban centres.
Redefining the Dream
Gen Z is not just buying homes earlier; they are buying them differently. Many view their first property not as a 'forever home', but as a stepping stone in their financial journey. There is also a strong preference for modern, tech-integrated, and sustainable homes. Features like smart home devices, energy-efficient systems, and community spaces that foster a sense of belonging are high on their list. A significant number also show a preference for under-construction properties, which allow for lower initial costs and greater customisation. This approach reflects a pragmatic, forward-looking mindset that balances aspiration with practicality.
