As one of the last areas offering entry-level opportunities within Delhi's official boundaries, it's attracting buyers priced out of Dwarka proper.
North-West Delhi: The UER-II Growth Corridor
The completion of the Urban Extension Road-II, Delhi's third Ring Road, has turned the spotlight on North-West Delhi. Areas like Rohini's outer sectors (such as Sector 32, 34, and 35), Narela, and the regions bordering Kundli and Sonipat are direct beneficiaries. This 75 km expressway creates a high-speed loop connecting these once-distant areas to major hubs in Delhi and the IGI airport, with travel times significantly reduced. The average property rates in East Delhi have seen consistent appreciation, yet they remain competitive compared to South and Central Delhi. South-West Periphery: Mahavir Enclave & Najafgarh Belt
As urban pressure from both Gurugram and Central Delhi intensifies, the far South-West of Delhi is emerging as a critical residential zone. Localities like Mahavir Enclave and the broader Najafgarh area are attracting homebuyers seeking Delhi addresses at more accessible prices. These areas benefit from their proximity to Dwarka's established infrastructure, including its metro corridor, and the IGI Airport. The housing stock is transitioning from older, self-constructed homes to more organized developer-led projects and builder floors. While still in a development phase, the improving connectivity and relative affordability make it a practical choice for many who are priced out of more central locations.
Sultanpur-Ghitorni Belt: The Urban Village Transition
On the southern edge of Delhi, bordering Gurugram, lies the Sultanpur-Ghitorni-Mehrauli belt. This area is characterized by an ongoing transition from urban villages and agricultural land to residential use. It is becoming a hub for premium plotted developments and independent homes, attracting buyers who want a Delhi address with frontier pricing. Its strategic location near both the Mehrauli-Gurgaon Road and NH-48 provides excellent road connectivity to Gurugram's commercial hubs and South Delhi's residential zones.
