Pune's real estate market in 2026 is best described as mature and stable, driven by genuine end-users rather than speculators. Average property prices have seen steady appreciation, with reports indicating a city-wide average of around ₹10,543 per square
foot in the first half of 2026, a significant increase over the past few years. This growth is fuelled by the expanding IT sector and major infrastructure upgrades like the new Metro lines. While the market has seen a slight dip in the total number of sales, the value of transactions continues to grow, with a noticeable shift towards buyers choosing larger, premium homes. The most active segment for sales remains in the ₹50 lakh to ₹1 crore bracket, hitting the sweet spot for many professionals and families.

Punawale, in particular, has become a hotspot for first-timers due to its proximity to the Hinjewadi IT park and the Mumbai-Pune Expressway. In contrast, premium, established areas like Baner, Aundh, and Koregaon Park command much higher rates, often starting from ₹12,000 and going well above ₹20,000 per square foot.

The two main components are stamp duty and registration fees. Female buyers receive a 1% concession, bringing their rate down to 6%. The registration charge is 1% of the property's value, capped at a maximum of ₹30,000 for properties valued above ₹30 lakh. Furthermore, if you are buying an under-construction property, a 5% Goods and Services Tax (GST) is applicable on the total agreement value. Your absolute first check should be the project's RERA registration on the official MahaRERA website. This allows you to verify the developer's credentials, the approved plan, and the promised date of completion. It's also wise to have a lawyer verify the land title to ensure the developer has clear, undisputed ownership of the land the project is built on.
