Other red flags include bulging or bowing walls, sloping floors, and doors or windows that stick or no longer close properly. Outdated or Faulty Electrical Wiring
What you can’t see can hurt you. Old or faulty wiring is a leading cause of home fires. Homes built decades ago often have electrical systems, like knob-and-tube or early aluminum wiring, that aren't equipped to handle the demands of modern appliances. Warning signs include frequently tripping circuit breakers, flickering lights, a faint burning smell, or outlets that are warm to the touch or discoloured. A DIY mistake here could have devastating consequences.
Plumbing Leaks and Water Damage
Even a small, slow leak can cause major problems over time. Water damage is a top priority because it can lead to mould growth, rot structural materials like wood framing, and ruin insulation and drywall. Check under sinks, around toilets, and near water heaters for any signs of moisture, water stains, or a musty smell. Mould can trigger allergic reactions, asthma attacks, and other respiratory issues. If you find mould, it's a sign of a persistent moisture problem that needs to be solved at the source. Don't just paint over a water stain; fix the leak first.
Roofing and Drainage Issues
Your roof is your home's primary defence against the elements. A compromised roof can lead to extensive water damage throughout your house. Look for missing, cracked, or curling shingles, and check your attic for any signs of leaks or water stains. Ensure your gutters and downspouts are clear of debris, as blockages can cause water to pool and seep into the roof or foundation. Prioritising roof repairs protects the shell of your home, which should always come before interior cosmetic updates.
Gas, Fire, and Carbon Monoxide Safety
These are non-negotiable safety checks. Ensure you have functional smoke and carbon monoxide detectors, and test them regularly. If you have gas appliances, such as a stove or water heater, any suspected leak (indicated by a smell like rotten eggs) requires immediate professional attention. Chimneys for fireplaces should also be inspected and cleaned annually to prevent dangerous flue fires and ensure proper ventilation.
Pest Infestations
Pests are more than just a nuisance; they can cause significant structural damage. Termites, for example, can silently eat away at the wooden framework of your home. Rodents can chew through electrical wires, creating a fire hazard. Scheduling regular pest control, especially if you notice signs of an infestation, is a critical maintenance step. Sealing cracks and gaps in your home's exterior can help prevent pests from getting inside in the first place.
