A Market Tilting Towards Luxury
India's residential real estate market is undergoing a structural change, with a clear tilt towards premium and luxury homes. According to a report from CareEdge Ratings, the share of affordable housing in new launches is declining. In the first quarter
of 2022, homes priced below ₹1.5 crore made up 85% of new launches in the top seven cities. By the first quarter of 2026, that figure had dropped to 47%. In contrast, the segment for homes priced between ₹1.5 crore and ₹4 crore jumped from a 14% share to 44% in the same period. The ultra-luxury segment, with homes above ₹4 crore, has also expanded, signaling a deliberate pivot by developers toward higher-value projects.
The New Definition of 'Premium'
What does 'luxury' mean in 2026? It’s no longer just about a prime address and expensive materials. Today’s affluent buyers are looking for a holistic living experience that includes privacy, wellness, green spaces, and convenience. The pandemic, in particular, reshaped priorities, with families seeking larger homes with flexible spaces for hybrid work. As a result, developers are integrating amenities like wellness pavilions, EV-ready parking, and high-tech smart home features. Sustainability has also become a key selling point, with features like rainwater harvesting and ample green spaces now expected.
Meet the New Affluent Buyer
The demand is fueled by a new and expanding class of affluent buyers. This group includes not just traditional business families but also startup founders enriched by IPOs, high-earning senior professionals, and non-resident Indians (NRIs). India's rapid wealth creation has produced thousands of new millionaires, and these high-net-worth individuals (HNIs) are increasingly investing in real estate for both lifestyle upgrades and long-term wealth preservation. For NRIs, a weakening rupee can make Indian property an attractive investment, offering a tangible connection to their home country.
An Investment Beyond a Home
For many, a premium property is now a strategic financial asset. Amid volatile stock markets, high-quality real estate offers stability and a hedge against inflation. As construction and compliance costs rise, the value of existing luxury properties tends to increase, making them a reliable tool for wealth preservation. Experts note that today's demand is less driven by short-term speculation and more by long-term financial planning. Affluent buyers see premium real estate as a core part of a diversified investment portfolio, alongside equities and gold.
Developers Follow the Money
Real estate developers are responding directly to this concentrated demand. With the rising costs of land and construction making affordable housing projects less viable, many have shifted their focus to the mid-premium and luxury segments where demand is robust. This resilience is particularly noticeable even as the broader housing market shows signs of moderation in some cities. While sales in some western and northern markets have slowed due to affordability pressures, premium housing continues to be supported by affluent buyers who are less sensitive to inflation and higher interest rates. This shift is also expanding geographically, with Tier-II cities like Pune, Ahmedabad, and Jaipur developing their own ecosystems to support premium lifestyles.
