New Delhi: The Delhi Development Authority (DDA) has launched its housing scheme Jan Sadharan Awas Yojana 2025 Phase II. The housing scheme aims at providing
affordable houses to the general public, especially people from the Economically Weaker Section (EWS) and Lower Income Group (LIG).
Under this scheme, 1,537 flats will be on sale in different parts of Delhi, with prices starting from Rs 11.8 lakh. The main goal is to help low and middle-income families own a home in the capital city.
DDA Jan Sadharan Awas Yojana Phase II: Launch date, location
In the first phase of the DDA Jan Sadharan Awas Yojana, 1,167 flats were offered for booking, and all of them were sold quickly due to high demand. Encouraged by this success, the DDA will begin online booking for Phase II on November 7, 2025, at 12 noon, and it will continue until December 21, 2025. Allotment of flats will be done on a first-come, first-served basis.
The flats under this scheme will be located in several key areas of Delhi, including Narela, Ramgarh Colony near Jahangirpuri Metro Station, Rohini (Sectors 34 and 35), and Shivaji Marg, Moti Nagar. The flats will vary in size from 31.9 square meters to 45.1 square meters. Both EWS and LIG categories are available, with prices ranging from Rs 11.8 lakh to Rs 32.7 lakh, and some locations will offer a 15 per cent discount.
Booking amount, payment options
For LIG flats, the booking amount is Rs 1,00,000, while for EWS flats, it is Rs 50,000. Bookings must be made online through the official DDA website. After the booking is done, a demand and allotment letter will be issued within 24 hours. The remaining balance must be paid within 60 days of booking. The DDA has also introduced special plans and loan options for people with disabilities, including a 15-year EMI option after paying a 25 per cent deposit.
Housing scheme eligibility, documents required
The applicant must be an Indian citizen. He/she should be 18 years or above in age, with an annual income below Rs 10 lakh for the EWS category. Applicants must provide documents like Aadhaar card, PAN card, bank statement, and income certificate. People with disabilities must also submit a disability certificate. Along with the form, an affidavit must be submitted confirming that no changes will be made to the flat.
The keys to the flat will be given only after the full payment has been made. The possession period is three months from the date the possession letter is received. Any delay beyond this may lead to a penalty imposed by the concerned officer. If payment is delayed during the booking period, an interest rate of 10 per cent will be charged for the first two days and 14 per cent thereafter.
