Bollywood actor Ranbir Kapoor is not just a box-office force - he is also building one of Hindi cinema's most impressive real estate portfolios. From a heritage bungalow steeped in Kapoor family history to a newly acquired spiritual plot in Ayodhya, the actor's property investments reflect both shrewd financial thinking and deep personal sentiment. Alongside wife Alia Bhatt, he continues to embody what it means to live the ultra-luxe Bollywood dream. The couple may shy away from overexposure, but their lifestyle is anything but low-key. They reportedly reside in Krishna Raj, their multi-crore dream home in Bandra’s most exclusive lane - a mansion-style property sprawling over several floors and styled with a blend of European elegance and Indian
heritage. And that’s just one of their many real estate investments. Here is a look at all of their luxury addresses.
Krishna Raj Bungalow, Bandra, Which Is Worth Rs 250 Crore
The most talked-about property in Ranbir's life right now is the newly rebuilt Krishna Raj bungalow in Bandra, which he shares with his wife Alia Bhatt. The six-storey mansion, named after Ranbir's grandmother Krishna Kapoor, was originally home to legendary filmmaker Raj Kapoor and his wife, before being passed on to Rishi Kapoor and Neetu Kapoor in 1980. And now, Ranbir and Alia are carrying forward its legacy.
The property, valued at over Rs 250 crore once fully complete, is set to become the most expensive bungalow in Mumbai, surpassing even Shah Rukh Khan's Mannat and Amitabh Bachchan's Jalsa. The couple were closely involved throughout the years-long reconstruction. During an Instagram Live session, Ranbir revealed that a recent vacation had doubled as a house-shopping trip: "The vacation was great. It was like work-cum-vacation - as some of you guys know, I am shifting to my new house, so we had to do some house shopping." Speaking at an event in Dubai shortly after moving in, Alia described the moment warmly: "This visit comes from a very personal space as we have just moved into our new home in Mumbai." The bungalow features a dedicated room for Ranbir's sister Riddhima Kapoor Sahni and her daughter Samara, in addition to the couple's private quarters.
Vastu Apartment, Pali Hill, Which Is Worth Rs 35 Crore
Before shifting to the ancestral bungalow, Ranbir lived in a stylish apartment in the Vastu building on Nargis Dutt Road, Pali Hill. This is the property that also served as the venue for his and Alia's wedding. Ranbir paid approximately Rs 1.42 lakh per square foot for the apartment, amounting to roughly Rs 35 crore. This was recorded as the highest-priced transaction in Mumbai's suburbs at the time. The 2,460 sq. ft. apartment sits on the seventh floor of the Vastu building and was designed by celebrated interior decorator Gauri Khan.
Now that the family has moved to the new bungalow, Ranbir has leased out the Pali Hill apartment to Aditya Shukla for five years, reports suggest. As per the same reports, this is done at a monthly rent of Rs 11 lakh, with a 5% escalation clause and a security deposit of Rs 45 lakh.
Trump Towers In Pune Worth Rs 13 Crore
Beyond Mumbai, Ranbir also owns a flat worth Rs 13 crore in Pune's Trump Towers. He reportedly rents out for additional monthly income. This investment reflects the actor's appetite for diversifying his real estate holdings beyond his home city.
The Sarayu, Ayodhya, Which Is Worth Rs 3.31 Crore
The most recent and perhaps most emotionally charged addition to Ranbir's portfolio is a land parcel in Ayodhya. The transaction, valued at approximately Rs 3.31 crore for a total area of 2,134 sq. ft., is located at 'The Sarayu' - a premium plotted development by The House of Abhinandan Lodha.Commenting on his purchase, Ranbir described it as far more than a mere acquisition, saying the holy city holds immense significance within Indian cultural heritage and that buying property there had fulfilled a lifelong aspiration, helping him establish a legacy in the city of Lord Ram. The timing is particularly resonant given that Ranbir is set to portray Lord Ram in Nitesh Tiwari's highly anticipated Ramayana. When taken together, Ranbir's real estate holdings are estimated to be worth well over Rs 300 crore. What distinguishes his portfolio is its emotional underpinning. As his star continues to rise, his bricks-and-mortar ambitions show no signs of slowing down.
