The contract Williams signed replaces his prior deal. Williams gets $48.5 million guaranteed, including a $22.2 million signing bonus and his 2026 salary. Per-game and workout bonuses ($100,000) are both guaranteed.
In 2027, Williams’ base salary and an $11 million option bonus are guaranteed. The 49ers will have until September 1 to exercise the
option or convert it to a roster bonus. If Williams is on the roster on September 1 of 2027, and does not hold out or miss any offseason time, he’ll earn an $11.5 million roster bonus in 2028 that will be fully guaranteed if earned.
As the Niners tend to do, there are four void years for salary cap purposes. It allows the team to spread his $56.27 million signing bonus over five years instead of two. It also helps the 49ers stretch out Trent’s option and regular roster bonus.
Based on the way the contract is written, the 49ers could get out of Williams’ contract with a post-June 1 designation in 2028, per Over the Cap.
The 49ers have until the 10th day of the league year to terminate or extend the contract and prevent a $50.175 million 2029 roster bonus from becoming fully guaranteed. There are also per-game bonuses worth up to $900,000 per year for the first two years of the contract, with a $500,000 regular bonus for 2027.
Where the 49ers’ cap space stands post-draft
Now that we are post-draft with Williams’ updated, the 49ers have the most cap space in the NFL, per Over the Cap. Here’s a look at the top five teams:

That’s a pretty significant difference.
Effective cap space, which is the cap space a team will have after signing at least 51 players and its projected rookie class to its roster, still favors the 49ers by a wide margin. San Francisco projects to have $67.8 million, with Robert Saleh’s Titans coming in next at $51.24 million.
However, the 49ers are positioning themselves for the years to come, not to splurge in free agency next year. They’re in the red in 2027, with the cap space slated at -$15.61 million. As of now, the team’s cap space will go from first to worst in 2028, dropping all the way to $2.29 million. So, the rollover space will do wonders for the Niners and put them back in the black.
