The median price of homes has fallen slightly in the Miami metro area, according to a recent report by Realtor.com.
In the Miami-Fort Lauderdale-West Palm Beach metro, the median list price of homes decreased by 2.9% when compared to July of last year, according to the report, released Aug. 3, which provides an overview of housing trends in the country's 50 "largest metros."
In July, the median list price of a home in the Miami metro was $495,000, says the report, which also represented a dip of 1% in median list price per square footage.
Nationally, the median list price was $428,950 in July, which was down 2.4% from the year prior.
Inventory, time on the market both down in Miami metro area
Of the largest 50 markets, 34 "recorded year-over-year inventory growth" — the Miami metro area, however, was among
those markets that had the "steepest declines," with a 16.9% decrease in the number of active listings, year-over-year. The new listing count also declined by 2.9% compared to the year prior.
The median number of days on the market in the area is also down by four when compared to last year, according to the report.
The report's conclusions were drawn from Realtor.com housing data that was current as of July 2026. Listings included the "active inventory of existing single-family homes and condos/townhomes/row homes/co-ops for the given level of geography on Realtor.com."
The 50 largest U.S. metropolitan areas were "as defined by the Office of Management and Budget" and "Claritas 2025 estimates of household counts."
