ASHEVILLE - A downtown condo that was once featured on HGTV has set a sales record, again.
Unit 301 at 75 Broadway St. in downtown Asheville sold for more than $3.1 million on Aug. 6, one of the highest recorded sales for a downtown residence. The spacious condo was featured on HGTV in 2021, when it was a winner in the "Ultimate House Hunt" contest. Shortly after it was selected that year, it sold for $2.85 million, making it the highest sale for a residence in downtown Asheville, according to Brent Russell, the realtor with Howard Hanna-Beverly Hanks Real Estate who listed the property at the time.

With the sale, the property has yet again beat its own record, according to Howard Hanna-Beverly Hanks Real Estate. Russell was also, again, the listing
agent for the property.

Built circa 1915, 75 Broadway St. was designed by Richard Sharp Smith's firm, Smith and Carrier, as the building for the local chapter of Asheville's Fraternal Order of Eagles. Its nomination to be listed in the National Register of Historic Places describes how the building's "limestone portico ornaments the upper two stories" and how the use of cylindrical classical vent is unusual. A renowned architect, Smith moved to Western North Carolina to help build the Biltmore Estate in the late 1800s.

Along with being tied to one of the area's most prominent architects, the condo features French hardwood flooring, Venetian plaster walls and a floor-to-ceiling library wall. With 4,365-square-feet of space, the home includes two bedroom suites and 2.5 baths, with a private elevator and climate controlled four-car garage. The home occupies the entire top floor of the building.
Amid recent softening in the housing market, luxury condos and residences remain popular, and in high inventory, across WNC. In Buncombe County, inventory for homes priced above $1.5 million during the second quarter of 2026 sat at nearly 16 months, by far the highest of any category of home in the area, according to a report from Mosaic Community Lifestyle Realty. Median sales price sat at $513,000 all homes in Asheville through the first and second quarter of 2026, according to that report.

The home was one of 66 finalists for HGTV’s Ultimate House Hunt 2021, where it was selected as a winner in the category of downtown dwelling. Two mountainside retreats were also selected as finalists for the program in 2023.
