Sprouts Farmers Market will anchor a new shopping center in Estrella, a master-planned community in Goodyear.
Phoenix-based Common Bond Development Group will develop the 7-acre shopping center, located near Estrella Parkway and Elliot Road. The first phase of construction will break ground in the first quarter of 2027. It will include the 23,000-square-foot Sprouts store, along with 9,200 square feet of attached shop space and one standalone pad.
A second phase, which will front a lake, will add between 16,000 and 20,000 square feet of retail and restaurant space. No other tenants have been announced for the additional space.
“This premier lakeside project is the perfect fit for our expanding West Valley footprint,” Regan Amato, director of real
estate for Sprouts, said in a statement.
The 20,000-acre Estrella community only has one existing supermarket, a Safeway at San Gabriel Drive and Elliot Road. The master-planned project is owned by a joint venture of Värde Partners, Toll Brothers and Harvard Investments. About 8,000 homes have been built in Estrella, while about one-fifth of the land within the master plan is still undeveloped.
“The addition of Sprouts Farmers Market to Estrella represents another important milestone in the continued growth of our community of more than 23,000 residents and an important anchor of our long-term vision for North Lake,” Roger Theis, vice president of communities at Harvard Investments, said in a statement.
Common Bond, the developer of the shopping center, also developed the Park at 83 in Peoria, a restaurant development that includes North Italia, Postino and Blanco Cocina + Cantina. It will also develop the Shops at Halo Vista, an 11-acre space that will include a 253-room dual-branded hotel featuring both Courtyard by Marriott and Residence Inn by Marriott, along with about 35,000 square feet of shops and restaurants.
That project, which is within the 2,300-acre master-planned development surrounding the Taiwan Semiconductor Manufacturing Co. plant in north Phoenix, will begin construction in November.
