ReDiscover Logistics Park, a new industrial center in north Phoenix’s Deer Valley community, will soon create hundreds of jobs meant to support the state’s thriving semiconductor industry.
Located at the northeast corner of Loop 101 and Interstate 17, the large project is “strategically positioned” a few miles south of the Taiwan Semiconductor Manufacturing Company’s multibillion-dollar campus.
The Phoenix-based real estate firm ViaWest Group is leading the development, which the company said will “meet rising demand from suppliers, advanced manufacturers, and distribution operations supporting Arizona’s expanding semiconductor ecosystem.”

What’s the construction timeline?
Via West is about
halfway done building the 808,000-square-foot logistics park, Managing Director Alex Boles said.
When complete, it’ll comprise four industrial buildings. They’ll range from about 189,000 square feet to 212,000 square feet.
The buildings will be 32 to 36 feet tall, be designed to have “flexible configurations” for a variety of manufacturing, logistics and distribution uses, and have steel roof decks pre-engineered for solar panels.
Boles noted that the buildings are already going vertical, while crews place roofing structures and paint the exteriors.
The plan, he added, is to complete the project by February.
Which companies are expected to lease space there?
Via West hasn’t signed lease agreements with any tenants yet, Boles said.
“We have four or five different groups that are currently kicking the tires, which is early,” he boasted, adding that there’s additional interest from a host of other companies that are eyeing the buildings.
Some are looking to use all or half of a building, while a few others are smaller businesses looking for space, Boles said.
“We have a few different groups that are looking for very strategically located warehouses for local distribution,” he explained, adding, “Then you have your very traditional, both logistics as well as TSMC-related manufacturers and distributors, that are most likely groups that are going to land here.”
While he wouldn’t identify specific companies, Boles noted that one prospective tenant is a major retailer that’s looking for warehousing to stock its most sought-after products while another is an AI robotics group.
What types of jobs will be available?
Boles said Via West is building ReDiscover “to be slightly different” from a typical logistics and distribution park.
Rather, he continued, the park is meant to attract groups that can offer medium manufacturing work, like an assembly line.
“You’re putting stuff on racking, you’re storing it, and you’re shipping it out at some point,” he said, “but it’s not a super high, heavy warehouse employee use.”
How many jobs will the project create?
The park was initially designed to field well over 1,000 employees, Boles said.
When ReDiscover is complete, and tenants are fully operating, that amount could grow, he said.
How much of the project is directly tied to TSMC?
Via West envisions the logistics park to serve various tenant profiles while repurposing the vacant site — a former call center — into a large economic driver for the north Valley, Boles said.
As part of that goal, it wants ReDiscover to help fill in the gaps of the local semiconductor ecosystem by providing space for companies that will help TSMC and other manufacturers package, distribute and warehouse parts.
The Valley is expecting hundreds of different suppliers for TSMC, Boles said.
“It’s one of the most beautiful attractions that the state and city of Phoenix could have done because the ecosystem — as we’ve seen in Chandler with Intel — is just as large and just as competitive as Intel, and those groups overlap,” he said. “So, we’re taking a position between the two, where suppliers and the ecosystem can overlap.”
