Location: Near the northeast corner of Scottsdale Road and Mayo Boulevard, just south of Loop 101 in north Scottsdale.
Description: A Dutch-based tech company is looking to support the Valley’s flourishing semiconductor industry by building its largest R&D center in the world.
Advanced Semiconductor Materials, which designs, manufactures and services equipment for semiconductor fabrication, is expanding its local operations and building a new North American headquarters on a roughly 24-acre vacant site along the Loop 101 tech corridor.
ASM described the new complex as a “state-of-the-art” and “cutting-edge” office, research and development facility for microchip materials and equipment.
There will be a 230,000-square-foot, three-story office building;
a 180,000-square-foot, two-story laboratory for fabrication and testing; and a 370,000-square-foot, five-story parking garage.
When complete, it’ll sit between Optima McDowell Mountain Village luxury apartment complex to the west and Banner Health’s new comprehensive medical campus, called “Banner Health Center plus,” to the east.

History: ASM was founded in the Netherlands in 1968 and has since expanded to other countries across the globe.
Arizona has been home to ASM America since the 1970s. Its current campus is in south Phoenix.
In December 2023, the semiconductor supplier announced its plans for the $300 million complex.
Scottsdale’s Development Review Board approved ASM’s plans in October 2024.
When will the work be done? It’s unclear when ASM plans to finish construction on the new campus.
