An upscale hotel will be the next addition to the Novus Innovation Corridor, the 330-acre, mixed-use development on the east side of Arizona State University’s Tempe campus.
The hotel will be part of Marriott Bonvoy’s Tribute Portfolio and will be seven stories tall with 168 guest rooms. The hotel will also include a rooftop pool and bar and meeting space.
Greg Weaver, CEO of Banbury Development, the master developer of the corridor, said the full-service hotel will make the area more attractive for companies looking to have an office in Novus and need somewhere for business travelers to stay. It also will add hospitality options for people traveling for sporting events, visiting professors and recruiting, he said.

Novus has a dual-branded Hyatt Place and Hyatt House hotel that has been open since late 2020, but Weaver said the Marriott hotel will complement the existing limited-service hotel.
The hotel will be built at Novus Place and Packard Drive, one of the last three development-ready sites within the project’s current phase. The other two sites, Weaver said, are both planned for office buildings.
“The hotel will now help attract office users,” he said.
Okland Construction will build the hotel, which is planned to begin construction in the second quarter of 2027, Weaver said. It is expected to open in early 2030.
Weaver said Novus will likely add more hospitality projects in the future, but the areas eyed for development are not ready yet. There is a site along Tempe Town Lake that could be developed into a hotel.
So far, 11 restaurants and one ASU spirit store, called Sparky’s Shop, have opened in the Novus Corridor.
Most of the next phases of development in the core of Novus will depend on relocating the university’s track-and-field and tennis facilities, which are planned to be built on the east side of Rural Road near the existing softball complex.
Once the track-and-field and tennis facilities are constructed across the street, the existing facilities can be razed and redeveloped, with a variety of new developments planned, including additional retail, apartments, offices, medical offices and age-restricted housing.
