Location: Northwest corner of East Warner Road and South Power Road in southeast Gilbert
Description: A year after getting the go-ahead from the Town of Gilbert's planning commission, a $1 billion mixed industrial and commercial development is waiting to take shape.
The Ranch, a 221-acre development slated for the northwest corner of Power and Warner Roads, is expected to have 3 million square feet of warehouse space surrounded by apartments and retail space in future phases, according to a development brochure.
Currently, the site is still an empty field, and several permits are still working their way through the town of Gilbert's permitting process, according to a city database.

History: The site previously served as an alfalfa field before being
purchased from the Dale C. Morrison Trust in 2023.
When will the work be done? The project is moving forward with a planned groundbreaking in early 2027, a spokesperson for developer IndiCap said in an email to The Republic.
