Location: Cotton Lane and Waddell Road in Surprise.
Description: More than 300 apartments with easy access to the Loop 303 are underway in a fast-developing area in the northwest Valley.
Developer NextGen Apartments is planning Prasada Apartments, just west of the freeway. On the other side of the Loop 303 is a growing retail destination within the city, including an American Furniture Warehouse, Target and Costco.
The complex will have 364 units, a clubhouse, gym and space for dog grooming, according to city permits.
History: NextGen bought the land for $8.5 million in 2020. The sale closed in January 2022. NextGen's investors were told in May 2022 that the company would hold off on the project until the market stabilized. More than two years later,
in August, Surprise issued multiple construction permits.

When will the work be done? An estimated opening date is not yet known. A company spokesperson did not return a request for comment.
