One of Sarasota County’s largest waterfront estates has sold after finding a buyer just 49 days after a new brokerage took over the listing.
Crystal Waters, a nearly three-acre property at 8501 Midnight Pass Road on Siesta Key, was listed for $29.995 million. It features a 10,267-square-foot main residence, a guest house and 217 feet of frontage on Little Sarasota Bay.
Its brokerage called the transaction the Sarasota area’s largest residential sale of 2026 but did not disclose the final sale price.
The property first sold in 2019 for $3.125 million. Construction of the five-bedroom main residence was completed in 2024.
In addition to the full six bathrooms and two half-baths in the main residence, the property additionally features a 2,000-square-foot
"old Florida-style" guest house, tennis court, private pavilion, expansive garages and a boat lift.
The property includes a 56-foot saltwater pool, 90-foot dock and 217 feet of private frontage on Little Sarasota Bay, according to a news release.
The sale includes the estate's furnishings package. Crystal Waters was designed by Florida-based firm Stofft Cooney Architects and custom built by Chris Jorgensen of Florida West Builders, while interiors were designed by Atlanta-based Phoebe and Jim Howard. The residence features custom millwork, imported stone and European oak flooring.
The Crystal Waters sale marks the largest residential real estate sale of the year, according to a release from Michael Saunders & Company, the real estate firm representing the sale. Kim Ogilvie and Lynn Morris of the Kim Ogilvie Group team of MSC led the sale of the waterfront estate.
Ogilvie said in a prepared statement that the fact her team secured the largest sale "speaks to the continued demand for truly exceptional real estate.”
"Crystal Waters represents the very best of Sarasota waterfront living, and it was a privilege to represent such an extraordinary property,” said Ogilvie.
Ogilvie and Morris assumed the estate's listing on June 8, after it had been on the market with another brokerage for over a year. The pair secured a contract within 49 days, on July 27, marketing Crystal Waters as "a singular Gulf Coast estate defined by its scale, architectural pedigree, exceptional amenities" and waterfront real estate, according to the release.
