A controversial downtown Sarasota development proposed just north of Selby Gardens is moving forward with fewer residences and no hotel component after significantly scaling back its plans.
The Sarasota Development Review Committee granted partial sign-off Sept. 16 to The Well, a planned seven-story mixed-use development located just north of Selby Gardens that now includes 66 condominiums, 12,114 square feet of retail space and 15,244 square feet of amenity space.

The revised application significantly reduces the project’s intensity and eliminates its hotel use.
The 66 units represent a scaling down of a previous proposal to include 28 multifamily condominiums and 72 hotel/condo units.
The
decision to reduce the number of units and eliminate the hotel use represents a significant enough change to require a new traffic study.
The developer, Miami-based Unilog Group, must also apply to use six historic district transferable development rights for the complex.
What does The Well in downtown Sarasota now feature?
Five of the 66 units will be attainable housing units.
The developer must also include more information on the 15,244 square feet of amenity space, which will be focused on health and wellness activities, as well as whether those amenities will be available to the general public.
The complex also includes a five-story, 160-space parking podium. The main entrances will be along South Orange and South Palm avenues.
Two of the attainable units will be reserved for people earning 80% of the area median income or less, two others are for 100% AMI or less and one unit for 120% of AMI or less.
Area median income depends on household size; for a two-person household in Sarasota it is $77,600.
What’s next?
Once the outstanding issues are addressed, the development will again be reviewed by the city DRC.
