A condominium tower bearing one of hospitality’s best-known luxury brands is nearing completion on Sarasota’s downtown waterfront.
The Ritz-Carlton Residences, Sarasota Bay, is set to bring 78 luxury condominium residences to Sarasota’s waterfront. The Kolter Urban development is located at The Quay and is expected to be completed in the fourth quarter of this year.
John Harper, development executive with Kolter Urban, said in a prepared statement that the project was “in the home stretch.”
“Our teams remain focused on completing the building’s exterior while much of the work has shifted inside to the residences and amenity spaces,” Harper said. “As each home is completed, it moves through a comprehensive quality-control process.”
The residential
units feature expansive terraces and approximately 12-foot ceiling heights. The development also includes the Harbor Club, a private waterside complex that will comprise 20,000 square feet across two phases and offer exclusive amenities for residents.
Private harborside amenities at the club will be dedicated to wellness and recreation, according to marketing materials. Residents will have access to spa treatment rooms, saunas, plunge pools, fitness facilities, private event spaces and a sports simulator.
The condominium units range from approximately 3,500 square feet to nearly 6,000. Pricing for the residential units starts at $4.1 million. As the project enters its final stage of construction, The Ritz-Carlton Residences has generated more than $296 million in sales, according to a news release. The building has sold about 68% of the residences.
Budget Huskey, chief executive officer of Premier Sotheby’s International Realty, said in a prepared statement that the Ritz-Carlton Residences property “continues to outperform the broader market in Sarasota.”
“Many of today’s buyers have been following the project for several years. As construction nears completion, they’re able to see the product, the location, and the lifestyle come together in a way that simply wasn’t possible earlier in the development cycle,” Huskey said.
The building was designed by 10 Design, formerly SB Architects, with Sarasota-based general contractor Moss Construction. The building is Kolter Urban’s fifth residential tower in downtown Sarasota, with previous downtown projects including VUE Sarasota Bay, The Mark Sarasota, BLVD Sarasota and The Ritz-Carlton Residences, Sarasota.
